約10年前にオンデザインによって改修された、中華街にあるクリエイティブコミュニケーションセンター〈http://www.ondesign.co.jp/city/office/300/〉。
改修以降、オンデザインは運営・管理に携わってきた。
運営する中で問題となっていたのが、既存躯体の老朽化部分からの雨漏りである。内部床にFRP防水を施したり、室内に雨樋を設けるなど、入居者による独自の改修が行われてきたが、今後の運用を考慮し屋根自体を改修することとした。
問題となっていた雨漏りは最上階にある共用部直上の屋根であったため、屋根の改修を通じて共有部へ関わる幅を増幅させることを目論んだ。
八◯◯中心の共用部の構造を観察すると、様々な改修の歴史が見えてきた。異なる構法を用いて拡張され続けたことが予想される共用部は、ここを利用する人々によって更新され続けてきた痕跡である。それらの異なる構法が入り混じる架構を表出させ、空間に歴史を取り込んだ。屋根を構築する土台や束、柱は共有部を利用する際の関わり代として入居者がイベントや利用に合わせて独自に「改修」することを期待している。
入居者の生活の変化に合わせて空間が変化していく生き物のような流動性を、新たな屋根改修によって共有部へ持ち込む試みは、生活、建築、そこに住う人々が更新されながら共に生きる建築のあり方を提示している。
A Creative Communication Center in Chinatown, which was renovated by Ondesign about 10 years ago.
Since the renovation, Ondesign has been involved in operation and management.
The problem was the leakage of rain from the aged part of the existing skeleton. Residents have made their own repairs, such as installing FRP waterproofing on the inner floor and installing rain gutters in the room, but considering future operations, we decided to repair the roof itself. The problematic leak was the roof directly above the common area on the top floor, so we increased the width of the common area by repairing the roof.
When observing the structure of the common area which is in the center of the building, we can see the history of various renovations done in different constructions methods for different reasons.
It is a trace of continuous update. The frame, which is a mixture of these different construction methods, was exposed, and history was incorporated into the space. We expect residents to ""repair"" on their own according to the usage. It is an attempt to bring the flexibility of changing the space according to the changes in the lives of the residents. It presents the ideal way of architecture.
